For a stretch in 2024, nearly every LLC was expected to file a Beneficial Ownership Information (BOI) report with FinCEN identifying its owners.<\/p>\n\n<p class=\"al-body\">That rule changed. As of 2026, under FinCEN&#8217;s current interim final rule, companies formed in the United States are exempt. So most domestic real estate LLCs no longer need to file a federal BOI report. Two cautions still matter, though. First, this is an interim rule and a final version has not been published. That means the requirement could shift again, so it is smart to keep your ownership records current. Second, some states have their own reporting laws. New York&#8217;s LLC Transparency Act, for example, took effect January 1, 2026, and mainly applies to foreign-formed LLCs doing business in the state. The right move is to confirm your specific obligations before you assume you have none.<\/p>\n\n<h2 class=\"al-h2\">The Bottom Line<\/h2>\n<p class=\"al-body\">Investing in rental property through an LLC has many advantages.
